Hello fellow travelers, welcome this episode of the Puerto Vallarta Travel show. I am your host Barry Kessler and I am just so happy to be introducing you to my favorite vacation destination, and maybe even yours, Puerto Vallarta Mexico.

This week we are going to talk about leasing a property in Puerto Vallarta, long term. Not just a week or two or a couple of months during the winter months or high season, but for the whole year. We will be visiting a guy who’s name is easy to remember, it’s JJ Vallarta. And JJ will talk about the kind of properties he leases out and how you should go about finding the right place long term…but before we get to JJ, let’s see what’s happening this week in Puerto Vallarta the 11th of August, 2021.

Covid Cases And the Red Button
The cases of the rona are spiking in Mexico just like all over the world. Hospitalizations are up to overflow levels as folks line up for their vaccinations.
And the governor has stepped in and ordered bars and night clubs closed for the month of August. Restaurants are to keep proper distancing and 50% capacity seating. They must be closed by 12 midnight, and we will see if there are further plans to limit vacationers and locals and businesses.
Alfaro said in his latest statement…from Vallarta Reporter Online….
Alfaro: Jalisco Returns to Red Light Status for Covid-19’s Third Wave
And Alfaro spoke on Monday and said the plan is not to close anything else yet…he says they will give it 12 days to see how trends are going.
He did say there is room in the hospitals for covid patients. He did mention that compared to January, when the virus was at it’s most deadly, there are actually more cases right now than then. And although there are more positive cases, there are far fewer hospitalizations and deaths than in January, and the cases seem to be less severe.
He mentioned that they plan to get the kids back to school in person in September, and they will have a virtual option for families that are more concerned and want to keep their children home.
So the bars and nightclubs will remain shut down until the end of August. They plan to revisit their next step in 12 days so that will be the 21st of August.
In the meantime, they are pushing to get as many shots into the arms of Jaliscans over the age of 18 that they can manage.
So, we will wait and see what will happen. Anything can happen when I come to town…
However, we do know that….
Independence Day Celebrations have been cancelled as well as Day of the dead.
Hey, let’s just call Christmas and new years right now while we’re at it. This is getting a bit repetitive isn’t it?
Salvador Calls With News about Covid and His Family
So speaking of the rona, Salvador Estrada, the Candyman on The Malecon sent me a message last week, and he was a little desperate.
So I call him up and he tells me his sister and brother in law, and his brother and sister in law, and his niece all have the rona, and they were in quarantine in their homes, and they were really sick.
So, I ask him how he is feeling and he says he was fine. And I know all the brothers and sisters have their own houses on the property, so nobody was sharing Salvador’s house. He has his own house up there on the family compound up in Paso Ancho. So I asked Salvador if his brother and sister had been vaccinated and he said yes all of them except for the niece had been double vaxed. The niece got it later from them.
So I asked Salvador if he was vaccinated and he said no, but he was thinking maybe he should. I suggested he might wait and asked how long his family members had been sick and he said 2 weeks, 12 days and 9 days for the niece.
So, I got hold of my friend Jack Dickerson, lucky dog, lives there and sells real estate too. I asked Jack if he could do me a favor. If I sent money to him via PayPal, would he go see Freddy, the pharmacist at Farmacia Olas Altas, we have had Freddy on the show. Anyway, I asked Jack if he could talk with Freddy, give him their information…double vaxed, re-infected and number of days and severity of symptoms, buy the drugs necessary to get the family back to health.
Jack said no problem, and the next morning went down to talk with Freddy. Jack did a great job. He recorded the whole conversation for me so I could hear it in Spanish, and see the drug combo he was recommending for them.
He prescribed:
- Cefagen 500mg/500mg Injection is a combination medicine. It is prescribed to treat various types of bacterial infections. It fights against the microorganisms to prevent their growth and further spread of the infection.
- Taviden-Flu Collins 75 mg which is similar to Tamaflu
- And Redoxon Double Action Orange Effervescent Tablets, 1000mg Vitamin C & 10mg Zinc.
He wrote the instructions for proper dosage on the sides of each box in Spanish, gave him a bunch of syringes for the injectables, and assured him this would help them out.
Then he put together a kit for Salvador to give him a bit of protection from his siblings.
Well 3 days passed and all of them are doing much better. The worst off, his sister told me she finally could taste her food.
So many thanks to you Jack. Thanks for taking the time and helping my buddy. You may have saved a life amigo.

Former President Vincente Fox Has The Rona
And lookie here…former Mexican President Vincente Fox age 79 and his wife, and his wife Marta, age 51, both double vaccinated have been hospitalized for the rona. He joins another ex-president Filipe Calderon, 58 years old, says he was half jabbed when he contracted the rona and was treated for symptoms on June 2nd. Calderon just took his second dose July 19th.
Of course Lopez Obrador who is 67 years old, caught the rona back in January which sidelined him for 2 weeks. He was unvaxed at the time.
Strange, they are still alive…we’ll check back with Vicente Fox next week.

Crocodile Bites Tourist
My wife was watching television the other night and she yells from the other room, Barry come quick. By the time I got there the I just got the tail end of the report.
You missed it she says. A tourist almost got eaten by a crocodile in Puerto Vallarta. So, I thought about it and said let me guess, she took a nighttime swim. And she says…how did you know?

Parasailer Lands in Versalles
So, Crocodile attack…what else could go wrong? How about another parasailer breaking loose from the boat tow and free flying across the city….
A strong rainstorm accompanied by high gusts of wind sent a young 21-year-old tourist from Guanajuato on a ride she will never forget…listen to an eye witness describe the moments leading to the tow rope breaking. I have the video embedded with a couple others in the show notes. This guy was a bit excited, and he threw in a few colorful words, so if you have kids in the car…fast forward this 45 seconds in 5,4,3,2,1…

She flew about a kilometer inland from in front of the Sheraton where the video was taken, to Versalles where she landed, actually dropping the parachute as instructed by the idiots who took her out in the first place. You can see in a video of her making the landing, she is controlling her decent. The chute got caught on a electric utility pole, and she ended up dangling in her harness, about 15 feet off the ground. Totally conscience and alert. She was cut down and helped into a nearby shop where she was attended to by paramedics. Miraculously, she survived with a few bruises and scrapes and the crap scared out of her.
Okay, check out the videos if you like and ask yourself, do I want an e ticket ride like that? Does anyone even know what an E ticket ride is? If you do…I suggest you are old enough to know better.
Rain and Land Slides in Town
We’ve had lots of rain in Puerto Vallarta over the last week and a half since we spoke last approximately 12½ inches of rain has fallen and that brings this year’s totals to 35.65 inches compared to last year at 31.69 inches.
We still need lots more rain, but this is good. Thanks, Angela, for keeping track.
Speaking of lots of rain and saturated soils, there was a landslide yesterday in the Amapas area, and a piece of Calle Santa Barbara fell into a construction site just south of the Caballero Statue at the end of Playa Los Muertos.
The particular construction site is a few doors down from Vallarta Shores Suites, it’s a project by Serena, and there has been a stop work order on that project, a federal order since January or February. The soil saturated with water accompanied by undercutting of the earth by the builders seem to have caused this collapse causing pipes to burst causing further erosion and threatening the building directly above and to the north of the property as well.
This will be national news for sure and well, how would you like to have been an investor in this project buying in with special pre construction discounts….Know anyone?

Hydroelectric Dam Project Restarted On Rio Horcones
While we are all preoccupied with disaster and disease, looks like someone is trying to pull a fast one….looks like the hydroelectric dam project ain’t dead yet.
Word has it that the fences were taken down, the clausarado sign was taken down and looks like they are trying to restart the dam, in the Horcones river that empties into the ocean at Boca de Tomatlan.
I will report on this next week, and when I get down there in a couple of weeks, I’m going to go to the area and see what they are up to. Stay tuned everyone.

Hey Barry. I just listened to your Mayto podcast and I think your plan needs a little revising. By the way I fly to and from TJ all the time on Volaris or Viva Aerobus and I love both airlines. I also use the CBX crossing which is brilliant. Yes you are correct no need for covid tests when you’re flying domestic within Mexico and the US customs does not ask for any negative covid test when you walk across the border. At least that is the situation currently. Who knows how it will be 3 months from now.
Anyway if you are going to park in San Ysidro you shouldn’t go back up to San Diego to catch a shuttle from the Amtrak station. You should just walk across the border and grab a cab for the airport. Or take the Amtrak from LA to San Diego and then shuttle or Uber to the border. Or you could park at cbx. Check out cbx, it’s great.
- The best thing about CBX is, on returning to the USA, there is no lines at US Customs.

I went to the wiki pages and found a tie to Puerto Vallarta…in a round about way. You see…
“The first discussion of a cross-border terminal was part of a proposal initiated by Mexico’s Minister of Public Works (Secretario de Obras Publicas) Gilberto Valenzuela Ezquerro who under Mexico’s President Gustavo Díaz Ordaz (1964–1970) was directed to modernize Mexico’s airports and transportation system. In 1965, Gilberto Valenzuela approached then Mayor of San Diego Frank Curran with a proposal to jointly develop a Tijuana-San Diego airport on Otay Mesa, but at the time, San Diego considered Otay Mesa too remote.”
After a quarter century of negotiations and planning for a cross-border terminal, construction began at the Tijuana airport in October 2013[19] and work on the U.S. side began in June 2014.[20] The cross-border terminal was completed in December 2015.
The Tijuana cross-border terminal was renamed the Cross Border Xpress (CBX) and opened to passenger service on December 9, 2015.[1][23] However, the official opening ceremony did not take place until April 7, 2016.
It makes Tijuana Airport a geographically binational airport.[5] Unlike the binational airports serving the Swiss cities of Basel (entirely on French territory) and Geneva (entirely on Swiss territory),[6][7] the CBX terminal is physically located in the United States but serves an airport whose main terminal and runways are in Mexico. A pedestrian bridge spans the United States–Mexico border, connecting passenger terminals between the two countries.[8] It was the creation of Ralph Nieders, who introduced the concept and infrastructure design in Mexico City in 1989 and San Diego in 1990.[9][10] The structural scheme allows passengers originating and destined to the United States direct access to the Tijuana airport and equally gives Mexican and international carriers operating from the Tijuana airport direct access to the U.S. passenger market.
The terminal, in the Otay Mesa neighborhood of San Diego, allows passengers to check in on the U.S. side of the U.S.–Mexico border, cross a 390-foot (120 m) pedestrian/passenger bridge across the border, clear Mexican immigration and customs, and board flights at the Tijuana International Airport. Passengers arriving in Tijuana are equally able to cross the pedestrian/passenger bridge into the Otay Mesa passenger terminal, clear U.S. passport controls and U.S. Customs, and exit on the U.S. side.
The cost to use the bridge is approximately $15 each way, so $30 round trip.
So thank you Fred again for the tip. I’ll be reporting on that when I give it a go towards the end of the year, but hey, who the hell knows what the world will look like by the end of the year.
JR’s Eye Surgery a Success on Eye Number One
JR had his cataract surgery on one of his eyes, and it was a great success. He will wait till the eye doctor heals from his hand surgery and till the backlog at the hospital subsides till he gets the second eye done. No need to take the chance of meeting Mr. covid in the hospital. JR thanks all of you who donated money for his operation. They expect after the second he will be seeing 20/20.

There are many ways to find a place to lease in paradise, but there is a right way and a wrong way. We’ve heard horror stories of long-term rentals gone bad by guests over the years, and I want to help you avoid the possibility of losing money, time and peace of mind by hooking you up with guys like JJ. I’ll let him tell you about the types of properties he represents, the things to look for in a landlord, the things Mexican landlords are looking for in a tenant, and what you should be looking for in a place to live.
It’s really important for you to know the neighborhood you want to live in. Remember, you will be signing a lease for a year, you don’t want any avoidable surprises.
If at all possible, before committing to a property you need to troll the area a bit. Check out the neighborhood at different times of the day and night. Park nearby and check out
the activity. Noise, roosters, banda music, music and noise from nearby clubs. These are pretty easy to do and may save you the grief of living next door to Animal House.
For cheaper digs, check out Mano a Mano. I have a link to them. They have really cheap properties to rent all over the city, but you will be more than likely dealing with a landlord
who speaks limited English, and its sort of like Craigslist so don’t go alone to check out a property if you know what I mean.
